The birth of the Buy-to-Let market really began in the mid 90’s with the introduction of the Assured Shorthold Tenancy contract which created a more equal balance of rights between tenants and landlords and created an environment where the lender felt more comfortable to lend money to finance the purchase of property for such use.
Since this time the market has grown significantly and there are now many lenders competing for this type of business.
People’s reasons for purchasing investment property vary widely but most commonly we are attracted by the potential for a regular and (possibly inflation linked) income, combined with the longer term potential for capital appreciation and many people view a residential investment property as a good addition to their pension as part of their retirement planning.
