What's included?
Stamp Duty
Calculated automatically based on your purchase price, region, and buyer type.
Land Registry Fee
Charged by HMLR to register you as the new legal owner. Scales with purchase price.
Broker / Adviser Fee
Our standard fee is £399, payable on application. In more complex situations this may be higher — we'll always be upfront about this before you commit.
Solicitor / Conveyancing
Legal fees for handling the purchase (and sale). Typical range £800–£2,000+ each side. Check whether your quote includes VAT.
Mortgage Arrangement Fee
Charged by the lender. Many fee-free deals exist — ask us. Most lenders allow you to add this to the loan rather than pay it upfront.
Lender Valuation
The lender's assessment of the property. Many lenders now include this free — always check the product terms before assuming a cost.
Buyer's Survey
A HomeBuyer Report suits most modern properties. A Full Building Survey is recommended for older, unusual, or high-value homes. Fees scale with property value — adjust to your surveyor's quote.
Buildings Insurance
Required by your lender from exchange. Leasehold flats usually have this covered in the service charge. Premiums include Insurance Premium Tax (IPT at 12%), not VAT.
Estate Agent Fees & VAT
Agents always quote their percentage exclusive of VAT. Enter the quoted % and we add 20% VAT automatically in the breakdown.
EPC Certificate
Required for sale. Valid for 10 years — only tick this if yours has expired or you don't have one.
