When a standard mortgage isn't the right shape for what you're trying to do
Later life lending, secured loans, bridging finance and self-build are very different specialist areas — each with its own lenders, its own rules, and its own kind of advice. Whatever you're looking to do, we'll make sure it's done properly.
Start with the goal — we'll point you to the product that actually solves it.

Equity release advice is provided by our specialist later-life partner. Equity release may involve a lifetime mortgage or home reversion plan, will reduce the value of your estate and may affect your entitlement to means-tested benefits.
Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
Specialist lending rewards specialist advice. What changes your outcome is understanding exactly what you're trying to achieve — and getting the structure right before you commit.
We start with what you're trying to achieve and build the right structure around it — not the other way round.
Direct relationships with second-charge and bridging lenders, and a trusted specialist partner for equity release.
For bridging, the way out is agreed before you draw down — and we stay involved until it's repaid.
Every adviser goes through our 2-year in-house programme. No bad habits, no shortcuts.
Real reviews from real clients — verified through Working Feedback, which also captures reviews from clients with a Google account.

These are specialist products for situations a standard residential or Buy to Let remortgage doesn't fit well — later life lending has its own eligibility rules based on age, secured loans sit behind your existing mortgage rather than replacing it, and bridging finance is built for short timeframes a standard mortgage application can't match.
A lifetime mortgage is the most common form of equity release — a loan secured against your home, usually with no required monthly repayments, repaid when you die or move into long-term care. It's not the only later-life option, and it isn't right for everyone. Equity release advice is provided by our specialist later-life partner, who will talk through the full range with you before recommending anything.
If your current mortgage has an attractive rate you'd lose by remortgaging, or moving it would trigger an early repayment charge, a secured loan lets you raise money without disturbing it. It sits as a second charge behind your existing mortgage.
Breaking a property chain, buying at auction where completion timescales are tight, funding a refurbishment or development before refinancing onto a standard mortgage, or any purchase where speed matters more than rate. It's short-term by design and normally has a clear exit route agreed before you draw it down.
We work with specialist second-charge and bridging lenders alongside the mainstream market, and introduce equity release clients to a trusted later-life specialist.
